Rental Conditions:

1 - The Tenant must provide proof of employment, credit history, references, and any other relevant documents, at their own expense, to the owner or the listing broker.

2 - The Tenant must demonstrate that they have liability insurance one week before taking possession and upon renewal each year.

3 - The Tenant must return the unit in the same condition as at the beginning of the lease, except for normal wear and tear.

4 - The Owner is responsible for repairs to the heating system and appliances unless negligence by the Tenant is proven.

5 - This is a non-smoking apartment, including tobacco, cannabis, and vaping.

6 - The cultivation and use of cannabis, whether for medical or recreational purposes, is strictly prohibited without the Owner's written consent.

7 - No pets allowed / Pets must be approved by the Owner.

8 - Subletting is not permitted, including Airbnb or any other short-term rental services. All Airbnb-related activities and similar short-term rental services are strictly prohibited without the Owner's written consent.

9 - In the event of a departure, the Tenant agrees to allow visits with 24 hours' notice.

10 - Upon signing the lease, the Tenant must pay the first month's rent and provide postdated checks for the remainder of the year.
